Combining both major and small retail, a food court and a large car parking building on a site having frontages to four streets provided a challenge in planning and circulation as well as design. The Farmers retail outlet was integrated with the food court and other occupants in a supporting and complimentary manner.

With the car park building being visible from several angles varied design elements were selected for the exterior design in order to diminish the ‘parking building’ appearance.
